Does anyone have experience with Lake Tyee outside Concrete, WA?. It is a deeded lot RV resort.

I don't think Baker is the problem; it will be Rainier. Sorry I don't have info for you folks but I would be interested in any comments on this area as well. Do you know if the owners can rent the lots out if they wish?

We went up to Lake Tyee. LakeTyee.com We weren't totally impressed. It is very pretty. Most of the lots are 50' or 60' circles very close together. Many are not graded for the entire size. So some of the lots are barely big enough to place the RV.
The rules allow occupancy only 210 days a year (roughly 7 months). I'm not sure we would want to be there in the winter anyway.
I don't know if you can specifically "rent out" your lot when you're not there, but the agent told us that we could allow someone else to stay there when we're not there. But the lot has to be unoccupied for 150 days a year. I don't know how they regulate this, but the entry/exit is electronically operated with issued key cards. I think all of the regulations are posted at LakeTyee.ORG. Notice this is a .org, where the main site is .com. We are going to keep looking. Land is very expensive up here north of Seattle. I'm with you Kevin & Diane: I hate it when regulations prohibit free usage of property! That's one of the advantages to the RV lots in Yuma--they're yours to do with as you please.
Birch Bay has long term rental lots available for park models I know; maybe they also allow RVs on a lease situation; you might check it out. Not sure if that is close enough for you though. I wish Birch Bay was close enough! It's beautiful up there and reasonably priced. But, I refuse to drive 60+ miles each way to/from work!

i have a little info on lake tyee. i would go to other relistate office to get other listings cheaper..on your way up you could go to all of these and look real quick. you would have to love building on your cabin.and and bugs and bringing famly up there.and bugs.the dues whent up 700.a year and then there is tax.i lived there and never new of a place under $9000 but we found one there is one coming up next week..the only reason we like it is because famly is so close and we will use the hack out of it.and sell it for what we paid for it five years down the road..if you can get a cabin on it already you can build on it more easy that the state dont bug you as much..but look around at price compare.they com up on the board when you enter and at the clubhouse from time to time.oh and baker for swimming and water sking and nature hicking is some of the best.especialy the easy hike up sauk mount ross dam.if you get board easy forget it and kids when you get there they take off free fishing thou good luck spend a day at baker hang out before you decide. were going to build it will keep us busy for two years resell later but them dues atleast they include everything

We have owned a lot at Lake Tyee for nearly two years now. We love it and can't say enough about it. I guess it all depends upon what you're looking for. The opportunity to own your own lot with beautiful lake, mountain, and forest views, plus the amenities only 90 minutes outside Seattle is a miracle! Sure the lots sizes are small. However, they aren't making any more land folks, especially view property. The prices for the lots are climbing very quickly. In the two years we've been there unimproved or slightly improved bare lots have gone from $8,000 to almost $10,000. Those that come with RVs on them range from $16,000 to $200,000. Yes, that last figure is correct. A lot with a park model on the lake sells for $200K. We see our lot as an investment that we get to enjoy for many years to come. However, you should know that the electricity and water systems are over 30 years old and are in the process of being replaced soon. There will be additional assessments in addition to the $700 per lot per year dues. So if you want to play, you'll have to pay. I hear from the old-timers that the place is changing from a hippie hangout to a much more upscale place and you can see that happening. So, as I said, it all depends on what you want. By the way, the reason you can't live there year round has something to do with the land being purchased from the Federal or State governement as recreational property. For tax purposes it must be set up this way. That's all I know. The lots sell quickly if they are nice and priced well. Take a drive and check it out for yourself!

We have had a lot there for 11 yrs. Have enjoyed all 11 yrs.
Yes it has covenants. Yes there will be some assessments besides the yearly dues. The power is under ground & is 30 yrs. old. This last year the board put in a new gate card system. It registers to a computer when you come & go. Like the card used @ many businesses. Here are 3 web sites www.laketyee.org (recreational owner ass. site you can find there governing bylaws there) www.laketyee.com (Tyee's on site real-estate) They sell there own lots & lots that a lot owner might list with them. www.laketyeeproperties.com ( this is Valleys West real estate in Concrete) they have listings from lot owners that are wishing to sell. This would give you a sample of current lots available & pix of what they look like. Lake Tyee is listed W/ the county as recreational property thus the 210 days a year. If people start breaking the 210 day rule the county will change it's status & taxes would go up considerably. That's why the board is doing the card entry that tracks coming & going. You can not build a "cabin". But you can put a park model 40' or less. The septic system is not designed for full time living. It too is 30 yrs old. You do not have to have a license to fish on Tyee & the assoc. stocks it. But you would to fish @ any of the other lakes in the area. we've owned up there for a couple of years now. Love it as a quick get away and will be using it more as a home base when we sell out here on Whidbey. Most of both the good and bad have been covered by others so bet thing would be to go check it out for yourself. They have a small RV Parking area close to the lake that rents for around $10.00 per day. Not sure if you have to be an owner to use it though.
