30 Acres 4102 N. Farm Road 245 Strafford, MO 65757 Property description and location: S. W. Missouri, Springfield area, Greene County, Strafford, MO 65757 The property is approximately 30.40 acres (1,324,335 square feet) of open level to gently rolling land six miles east of the Springfield Missouri city limits in Greene County near Strafford, MO. The lot dimensions are approximately 990’ x 1320’. It is situated on Farm Road 245 east of Strafford approximately one and three quarter mile from the Strafford exit (88) of Interstate 44. A traveler exiting I-44 at Strafford should go south on HWY 125 one block then turn left (east) on HWY OO. Proceed just over one mile. Farm Road 245 is accessed from State Highway OO which is the south outer road of I-44. The west boundary of the property has 986 feet of road frontage on the paved county road. This is a semi rural neighborhood that is virtually free of gang activity and street crime. The land is former crop and pasture land that is currently in clean mixed grass. The owner has an arrangement with a neighboring farmer who purchases and harvests the hay crop one to two times per year for $800 to $1,000 per cutting. It is presently outside all city limits and is zoned for agriculture. It is approximately 3000 feet from the nearest residential developments in Strafford that are served by the municipal water and sewer system. It is in an area that is proposed by the Greene County Zoning Board for future residential development. The location is five minutes from a food market, pharmacy and medical clinic. It is six minutes to the post office, banks, and gas stations in Strafford. It is 15 to 25 minutes from major shopping, dining, and first class medical facilities in Springfield. The property is fenced and cross fenced with woven and barb wire and steel posts. The fence is all in good condition. The owner recently kept livestock on the property. The owner maintains approximately 2 ½ acres as a lawn. The lawn is landscaped with around 40 young pecan trees and 16 two year old fruit trees as well as some ornamental and shade trees. There is a currently occupied 20 year old 12 x 60 two bedroom one bath mobile home situated on the property. It is in very good condition. PLEASE NOTE, MOBILE HOME NOT A FACTOR: The owner does not want this mobile home to be a factor in the decision to purchase the land. If the purchaser desires to keep it for a construction office or whatever it will be left in place at no additional charge. If the purchaser does not want it then it will be removed upon closing at no additional charge. Taxes: The 2007 property taxes were $417.32 Potential Uses: Construction costs, zoning and taxes are very reasonable in this area. Building permits are required but they are easy to obtain. There are no license or permit requirements for most agricultural enterprises. Horses and livestock may be kept on the property. There are no restrictions on parking RVs, trucks or other vehicles on the property. It would be an excellent property to develop as an estate with a single nice home and attractive grounds. With current zoning for agriculture up to six homes can be built on the property. There is a very good chance the area will be rezoned for residential development in the future. This would allow many more houses to be constructed. With the water system, zoning for agriculture, location near Springfield and major central U. S. transportation routes, this would be an ideal location for a plant or tree nursery. It would be excellent for a green house operation. The property is located within U.S.D.A. plant hardiness zone 6. It would be an ideal location for an equestrian arena or facility. It would be an ideal location for a vineyard or a fruit orchard. It would be an ideal location for poultry, game bird or small animal production. Families wishing to do their own organic vegetable and food production should consider this property. The mobile home by itself could rent for as much as $500.00 per month. The mobile home and entire farm could rent for as much as $1,000.00 per month. The mobile home can be donated to charity at any time to receive a tax credit for its retail value. Without development and with the mobile home removed, the land would be a value holding non depreciating asset/investment that would require little management effort. Asking Price – Exchanges – Trades – Owner Financing: The property is offered for $300,000.00 cash or $10,000.00 per acre. Unbroken parcels of land this size are increasingly difficult to find near Springfield therefore the owner will not subdivide. The owner will consider trades or exchanges for residential property in certain locations. He is especially interested in new construction residential property and would consider taking multiple properties in trade. It is ok for agents with prospective deals to contact the owner. He will also consider accepting in trade a car, pickup, RV or truck tractor up to 20% of the value of the property. With a cash purchase and a 50% down payment the owner will consider financing the balance at an annual rate of 7.5%.
